Who is DairemCepte for?
Residential complexes, apartment buildings, villa communities, business centres and shopping arcades, including mixed buildings where homes, shops and offices sit together. Managers, management companies, boards, residents, field staff and local shops all use the same app; everyone sees only the screens for their role.
Is it hard to switch from Excel or another program?
No. Start from scratch or move over from another program; the day you switch, it feels like you've used it for years. Opening balances, past-period dues and owner records are in place from day one, and we move your Excel lists and your old program's records over with you.
Is everything included in one membership?
Yes. Collections, bank matching, accounting, requests, security and patrol, general assembly and the AI assistant — every module is in one membership. Pricing is per unit, with no per-module fees. SMS, AI and voice assistant usage packages are added whenever you need them, in a few taps from the in-app store.
How does setup work — do I need technical knowledge?
No. You set up together with our team: blocks and independent units, owners and tenants, billing rules and bank accounts are defined. How long it takes depends on the size of your property and the data to move; we plan the timeline together on the demo call.
Can I manage several sites from one place?
Yes. Management companies switch between all their sites with a single login. You grant your team access site by site and role by role; amount-based approvals put a second pair of eyes on spending, and the audit log shows who did what.
Can dues be paid online?
Yes. Residents pay by card in the app, with instalments, saved cards and 3D Secure. Payments go through a licensed payment institution, and DairemCepte never stores card details. Cash, transfer and cheque collections are entered on the same screen, with a preview of which debt the money will settle.
Are bank transfers matched automatically?
Yes. Incoming transfers are read through live bank integrations and statement imports. Payments with a reference code are processed on their own; without one, AI reads the description, the sender's name and past payments and suggests a match. Even when someone else pays on a resident's behalf, once the same sender has been confirmed for the same unit a few times, the system learns it and matches the next ones itself. Card payments are matched automatically.
Do we need a separate accounting program?
No. Double-entry accounting (journal, general ledger, trial balance, balance sheet), VAT closing, budget vs. actuals and payroll are all inside DairemCepte. The general assembly file is prepared in one click.
What can I do about residents who don't pay?
Payment scores and debt-threshold filters show who is late and by how much. Prepare a formal notice from a template and send it as a PDF over WhatsApp, or open an enforcement file if needed. Late fees are calculated automatically every day.
How do residents use the app?
They sign in with their phone number and an SMS code — no password. They see and pay their dues, download receipts, open requests and chat with management, book shared facilities and send guests a QR entry pass. It runs on iOS, Android and the web.
How do we manage the queue for shared facilities like the pool or football pitch?
Management defines its own facilities: pool, football pitch, tennis court, sauna, meeting room, guest flat and more. Each has a monthly and daily calendar; residents pick a free slot in the app. For each facility you decide whether bookings confirm automatically or wait for a manager, and whether they are free or paid; optional extras are chosen with the booking.
How do we reach residents who don't install the app?
Announcements and debt notices also go out by SMS, WhatsApp and email. With the voice assistant, a resident who calls the site number hears their balance and can have a request opened; the call is passed to a person when needed.
Can security and patrols be tracked?
Yes. Patrols run on NFC checkpoints with GPS verification and photo records; a skipped point or a delay alerts the manager. Check-in and check-out are recorded by NFC and linked to payroll. Approved plates are written to the cameras and the barrier can be opened remotely. It works offline too.
What exactly does the AI assistant do?
It answers your questions and does the work too: records collections, issues charges, matches bank transactions, opens tasks. Every action that changes data happens only after your Approve or Reject decision. It also fills in expense slips from a photo of the invoice.
Is our data safe?
Card details are never stored by DairemCepte; payments go through a licensed payment institution with 3D Secure. Every action lands in the audit log, and there is login history and two-step verification. Our support team looks at your data only with the access permission you grant. You can export your reports to Excel and PDF at any time.
Can I use it on a computer — and is anything missing on the phone?
Use it on a computer, a tablet or a phone; no feature is missing on any of them. The manager panel (app.dairemcepte.com) and the resident app (sakin.dairemcepte.com) run in the browser, and the iOS and Android apps have exactly the same features. You sign in with the same account and the same permissions, and a record entered on one device shows up on the others instantly.
