Who it's for · Villa communities
Villa community management on one screen, not door to door.
The whole street, in your pocket.
Wide landscaping, a pool, a long perimeter wall and villas of every size. DairemCepte splits dues by land share, plans the upkeep of common areas and tells residents the moment their guest reaches the gate.
Saturday, a guest is coming
Guests don't wait at the gate.
The gate, in your pocket.
Residents announce their guests in advance, and each guest receives a 6-digit code and a QR entry pass. The gate officer scans the pass, and the resident is notified the moment the guest arrives.

Built for villa communities
A villa community needs different things from an apartment block.
- Today
Villas differ in size but dues are split equally, and the argument reopens at every meeting.
With DairemCepteDues by land share or square metre
Charges can be a fixed amount, per square metre, by land share or as a shared expense. Co-owned villas have their shares combined, and a rule decides whether the owner or the tenant is billed. Repeat last period in one click or import from Excel; the same period can never be charged twice.
- Today
When did the gardener, pool technician and pest control last come, and what did they do? Nobody is sure.
With DairemCepteLandscaping and pool upkeep, planned
Mowing, irrigation checks and pool servicing are set up as recurring tasks assigned to the right staff member. Planned maintenance becomes an announcement, and pool bookings close automatically while it is under service. The task history shows what was done and when.
- Today
All summer the pool is crowded and who gets which hour is settled at the gate.
With DairemCeptePool, tennis court and barbecue gazebo by booking
Pool, tennis court, barbecue gazebo or clubhouse: each facility has its own photo, calendar, opening hours and rules. Paid sessions take a card prepayment, with deposits and refunds tracked, and optional extras are chosen with the booking. Set a monthly limit and run bookings with manual or automatic approval.
- Today
The gate officer is still trying to reach a resident while the queue of cars grows.
With DairemCepteGuests don't wait at the gate
Residents register expected guests in advance; the guest receives a 6-digit code and a QR entry pass. When the guest arrives the resident is notified instantly, and the visit is logged by visitor type. For couriers, a parcel pre-notice with the carrier and tracking number can be left.
- Today
A long perimeter wall and several gates; at night nobody knows which corner was checked.
With DairemCepteGate control and night patrols
Plate recognition at the entrance knows approved cars, and gates and barriers open remotely. Access-card permissions are managed per villa. The officer scans NFC checkpoints along the perimeter; GPS checks, out-of-order scans and delays are flagged. It works without signal and syncs once a connection returns.
- Today
Some owners are here in summer and in another city all winter, and they are hard to reach.
With DairemCepteOwners stay connected from afar
The resident app runs on iOS, Android and the web, so balances, receipts and notices are visible from anywhere. Payment is by card or an automatic top-up plan. Owners who let their villa can give the tenant limited access. The app is available in Turkish, English and German.
Membership
One membership, everything included.
The fee is set by the number of units and covers every module. Accounting, security and general assemblies are not sold separately; as your property grows, your membership grows with it. Every feature works the same on a computer, a tablet and a phone (web, iOS, Android).
Usage packages for SMS, AI and the voice assistant are bought from the in-app store, as much as you need.

Frequently asked
Questions from villa communities
How are dues calculated by land share?
Once each villa's land share is set, expenses are distributed by those ratios. In the same period some items can be charged per square metre and others equally, and co-owned villas have their shares combined.
Can residents see pool and landscaping costs?
If management chooses, expenses and invoices are visible in the resident app. Expense entries can be filled from a photo of the invoice with AI, so both bookkeeping and transparency take less effort.
What do you suggest for seasonal owners?
An automatic top-up plan can run every 1, 2, 3, 6 or 12 months. Balance reminders go out by SMS, email, WhatsApp and push notification, so owners can keep track while they are away.
There is a café and a shop on site. Can they be added too?
Yes. Mixed use is supported: villas, shops and offices sit in the same community with their own charging rules. Local businesses can also publish offers just for neighbours.
Our gate uses access cards. Do we manage them in separate software?
No. Access-card permissions, plates and visitor codes are all managed in DairemCepte. We review the integration with your existing hardware together before setup.
